EPIPHRON CAPITAL GROUP IS A PRIVATE INVESTMENT FIRM WITH A PRIMARY FOCUS ON COMMERCIAL REAL ESTATE.
Our objective is to acquire, develop and manage, under valued assets which are at deep discount relative to replacement cost fundamentals. We consistently stay aware of shifting economic and geopolitical trends to capture opportunities within the changing business and interest rate cycles.
Socially conscious with an international perspective - our investment flexibility allows us to adjust between real estate asset classes, geographies and positions in the capital stack as we perceive risk/reward dynamics.

ACQUISITIONS
Epiphron seeks to deliver exponential returns while emphasizing capital preservation. We perform excessive due diligence and risk/reward analysis on each potential investment, only investing in assets and businesses with minimal downside risk and asymmetric gains. We are data driven, employing analytic and financial metrics to optimize performance.

Since our investments are generally in physical assets, we have a hands-on approach to all aspects of asset management, including Environmental, Social and Governance (ESG) related issues. We take great pleasure in working closely with the residents, community leaders and business owners to ensure that each investment enhances the surrounding area and its inhabitants.
Epiphron understands that no two investments are alike. By evaluating topography and analyzing present and expected future market conditions, Epiphron seeks to understand what are the challenges affecting each property and how optimum value can be attained.
MANAGEMENT
Within the framework of each project, our interests are aligned with investors. There is no project we will undertake without being personally invested. We have never taken transaction fees—believing instead that we should profit only after our investors receive a full return of their capital plus an attractive preferred return.
Through our deep network of managerial talent and experience, we create growth strategies that allow us to pivot between capital appreciation, income returns or a combination of both.
